This zone offers physical-office options sufficient for a standard QFZP substance posture, though the bar still applies at the entity level (CTGFZP1).

08Strengths & limitations
Strengths
  • Mainland licenses: sell and distribute directly across the UAE with no free-zone mainland-sale barrier (normal customs duty applies)
  • Transparent, published fee schedule (April 2026 Service Guidebook): licenses from AED 5,000, registration AED 5,000, 2-yr visa AED 2,678
  • 21 sq km of infrastructure-ready land from 10,000 sq.m in the Dubai Logistics Corridor, between Jebel Ali Port and Al Maktoum International Airport
  • 450+ fitted offices from 36 sq.m, warehouses/light industrial units, workstations and a 204,000 sq.m automotive car park
  • DP World UAE ecosystem: Dubai Trade single window, 24/7 call centre, on-site CBD bank counters
Caveats
  • Not a free zone: no duty-free imports/exports, no 0% QFZP corporate tax (standard 9% above AED 375k), standard VAT treatment
  • Land plots start at 10,000 sq.m and lease rates are unpublished/bespoke — poor fit for small or cost-sensitive operators
  • No flexi-desk, coworking, freelance permit or incubator products; every license requires a leased facility

Not ideal for: Startups, freelancers and trading companies seeking cheap flexi packages, free-zone customs suspension or 0% qualifying-free-zone corporate tax — JAFZA or other free zones fit those needs better.

09Tax considerations
Questions to raise with your tax advisor
  1. Does your planned revenue qualify under the QFZP qualifying-income rules?

QFZP 0% only applies to qualifying income. Mainland trading or revenue from non-free-zone clients is generally non-qualifying and taxed at 9%.

  2. Will you need audited accounts even if this zone doesn't require them?

FTA corporate-tax filing typically expects audited accounts for revenue above AED 50M, and banks often request them at much lower thresholds.

  3. How much of your revenue will come from mainland UAE customers, and how does that affect QFZP and 5% VAT obligations?

Mainland revenue beyond ad-hoc levels can disqualify QFZP and triggers full 9% corporate tax plus standard VAT on supplies.

  4. Do any of your customers, suppliers, or shareholders meet the FTA's related-party definition?

Related-party transactions need transfer-pricing documentation and may push otherwise-qualifying income into the 9% bracket.

These prompts are due-diligence questions, not tax advice. Confirm every answer with a UAE-licensed tax advisor before incorporating.
