That positioning is both its greatest strength and its clearest limitation. DAFZA is expensive, it requires a physical presence, and it is not for everyone. But for businesses where airport proximity is operationally relevant, the premium is justified.

DAFZA is among Dubai's higher-cost free zones — on par with DMCC and more expensive than IFZA or SHAMS:

DAFZA does not offer a virtual office option — a physical presence in the zone is required for all licence holders. This drives costs up but also ensures that DAFZA companies have genuine substance, which benefits banking and corporate credibility.

DAFZA's member company profile reflects its airport location. The dominant industry clusters are:

  • Aviation services: MRO (maintenance, repair, and overhaul) companies, aircraft parts distributors, ground handling contractors, and aviation training providers
  • Pharmaceuticals and medical devices: Cold-chain logistics for temperature-sensitive products, pharmaceutical distributors, and medical equipment companies benefit from DXB's cargo capabilities
  • Technology and precision electronics: High-value electronics, semiconductor distributors, and precision manufacturing companies that need fast, air-freight-accessible logistics
  • Aerospace and defence: Component manufacturers and distributors servicing the regional aviation market
  • Fast-moving luxury goods: Jewellery, watches, and luxury consumer goods distributors who ship internationally by air

For businesses in these sectors, DAFZA's location advantages are concrete:

  • Direct airside access for cargo operations — goods can move from DAFZA warehouses to DXB aircraft without road transit
  • Customs clearance is integrated with DXB's cargo facilities, reducing clearance time for air freight
  • Proximity to Dubai Cargo Village — the dedicated cargo hub adjacent to DAFZA
  • DAFZA's temperature-controlled logistics facilities for pharma cold-chain requirements

Banking at DAFZA

DAFZA's banking access is solid. HSBC, Mashreq, and Emirates NBD have relationship managers familiar with DAFZA's member company profile. Trade finance products are available for DAFZA trading companies. The zone's physical presence requirement means banks are more comfortable with DAFZA entities than with virtual-office free zones — rejection rates are lower than budget alternatives.

DAFZA vs DMCC and DSO for Tech Companies

Technology companies occasionally consider DAFZA alongside DMCC (JLT) and DSO (Dubai Silicon Oasis, which hosts IFZA):

  • DMCC offers a more prestigious business address and a larger ecosystem (23,000+ companies) at similar cost — better for tech firms without logistics needs
  • DSO / IFZA is meaningfully cheaper and adequate for most tech and SaaS companies — unless airport proximity has operational value, IFZA wins on cost
  • DAFZA wins for tech companies with a logistics or air-freight dimension: hardware distributors, medical device companies, or precision electronics

Verdict

DAFZA is the right answer for a specific, well-defined set of businesses — those for whom physical proximity to Dubai International Airport has genuine operational value. Aviation services, pharma cold-chain, precision electronics, and air-freight-dependent traders are in this category. For everyone else, the premium over IFZA, DMCC, or SHAMS is difficult to justify. The airport address is compelling on paper but operationally irrelevant for a software company or management consultancy.
